Every council in Scotland must hold a formal register of all landlord and letting agents in their area. When looking for a property to rent it is always recommended that you check the register to confirm that the landlord is registered with the local council.
The Scottish Government provides the register for these via a central website that was set up over 10 years ago. This year this was updated to an application which can be accessed not only on the computer but also via smartphone and tablet. This has made the register more universally accessible and much easier to use. The new digital application has been developed and modernised in a collaborative effort by the Register Scotland, the Scottish Government and local authorities. The application has been developed in alignment with the 18 criteria of The Digital Service Standard meaning the outdated systems will soon be a distant memory. The systems are easier and quicker to use making searching for landlords much more efficient. For new landlords the application process much more straight forward as well as the management and renewal process for existing landlords.
Public officers will now be able to monitor the register more efficiently enabling them to keep on top of any landlords who are failing to comply with their legal responsibilities. Failing to register as a landlord could result in as much as a £50,000 fee and a ban on letting properties for up to 5 years.
Sheenagh Adams, the Keeper of the Registers of Scotland has described the new online application as “a key part of our business transformation, utilising digital technologies that allow us to deliver even better value for the public”.
The new Online Register of Private Landlords is improving standards in our industry and moving forward with the ever evolving property sector.
